The prices have gone up, but the requierements, needs and wants of the buyers as well.

Every day 10 Belgians buy property in Spain only to be preceded by the British and the French.

Even though there are no longer spot prices as was the case a few years ago: Belgians stay mad about an own place under the Spanish sun. Last year, every day 10 villas and apartments, found a Belgian owner. Only British and French buy even more property.

According to the Association of Spanish notaries, the Consejo General del Notaries, last year 72 637 Spanish homes were sold to foreigners. After the British and the French, the Belgians are in third place in the list of foreign buyers. Last year it were the Russians. A total of 3,507 homes last year, found a Belgian owner.

This is a small decrease compared to 2013, when 3,804 countrymen bought a Spanish casa, but the trend that Belgians love to invest their savings in real estate on the costa’s grows firmly.  This number boils down to 10 houses per day.

The Costa del Sol and Andalucia remain attractive for the Belgians, followed by the Costa Blanca and the Costa Brava. Nevertheless, Spanish real estate is not longer dirt cheap as it was a few years ago, when the crisis struck promoters and their structures could only be sold at dumping prices.

An apartment that cost 99,000 euro, is now easily sold for 129,000 euro. The average selling price last year was 220,000 euro. That is 50,000 euro more than in 2013, when most deals were situated around 170,000 euros. The prices have gone up, but the requierements, needs and wants of the buyers as well.

The Costa Blanca is udervalued because the reselling prices remain stable.
