The prices have gone up, but the requierements, needs and wants of the buyers as well.

Every day 10 Belgians buy property in Spain only to be preceded by the British and the French.

Even though there are no longer spot prices as was the case a few years ago: Belgians stay mad about an own place under the Spanish sun. Last year, every day 10 villas and apartments, found a Belgian owner. Only British and French buy even more property.

According to the Association of Spanish notaries, the Consejo General del Notaries, last year 72 637 Spanish homes were sold to foreigners. After the British and the French, the Belgians are in third place in the list of foreign buyers. Last year it were the Russians. A total of 3,507 homes last year, found a Belgian owner.

This is a small decrease compared to 2013, when 3,804 countrymen bought a Spanish casa, but the trend that Belgians love to invest their savings in real estate on the costa’s grows firmly.  This number boils down to 10 houses per day.

The Costa del Sol and Andalucia remain attractive for the Belgians, followed by the Costa Blanca and the Costa Brava. Nevertheless, Spanish real estate is not longer dirt cheap as it was a few years ago, when the crisis struck promoters and their structures could only be sold at dumping prices.

An apartment that cost 99,000 euro, is now easily sold for 129,000 euro. The average selling price last year was 220,000 euro. That is 50,000 euro more than in 2013, when most deals were situated around 170,000 euros. The prices have gone up, but the requierements, needs and wants of the buyers as well.

The Costa Blanca is udervalued because the reselling prices remain stable.

Chaque jour, 10 Belges acquérissent une propriété en Espagne seulement précédée par les Britanniques et les Français.


Même si il n'y a plus de bonnes affaires à prix d'aubaine comme il ya u quelques années: les Belges restent vif sur un endroit propre sous le soleil espagnol. L'année dernière, tous les jours 10 villas et appartements, ont trouver un propriétaire belge.

Seul le français et les anglais achètent encore plus. Selon l'Association des notaires espagnols, les Consejo General del Notaires, l'année dernière 72 637 foyers espagnols ont été vendus à des étrangers. Après les Britanniques et les Français, les Belges sont à la troisième place dans la liste des acheteurs étrangers. L'année dernière, il y avait encore les Russes. Ce nombre se résume à 10 maisons par jour.

L'an dernier, 3507 maisons ont trouvé un propriétaire belge. Ce est une légère baisse par rapport à 2013, où 3804 compatriotes ont acheté une casa espagnole, mais la tendance que les Belges aiment d’investir leurs économies dans l'immobilier des Costas s’acroît fermement. La Costa del Sol et l'Andalousie restent attrayantes pour les Belges, suivis de la Costa Blanca (*) et la Costa Brava.

Néanmoins, l’immobilier Espagnol n’est plus plus disponible au prix nominal come c’était le cas d’ il y a quelques années, lorsque la crise a frappé, les promoteurs ne pouvaient vendre leurs structures à des prix de fortement reduit même la vendre à la perte.

Un appartement qui coûtait que € 99 000, est maintenant vendu radeau pour € 129,000. Le prix de vente moyen de l'an dernier était de € 220,000. C’est € 50 000 de plus qu'en 2013, lorsque la plupart des offres ont été situés autour de € 170,000. Les prix ont augmenté, mais les besoins des acheteurs. Elke dag kopen 10 Belgen huis in Spanje, enkel Britten en Fransen gaan ons voor.



Ook al is het niet meer aan de spotprijzen van enkele jaren geleden: Belgen blijven gek op een eigen stekje onder de Spaanse zon. Vorig jaar kregen elke dag 10 villa's en appartementen een Belgische eigenaar. Alleen Britten en Fransen kopen er nog meer vastgoed.
Volgens de vereniging van Spaanse notarissen, de Consejo General del Notariado, werden vorig jaar 72.637 Spaanse woningen verkocht aan buitenlanders. Na de Britten en de Fransen staan de Belgen op de derde plaats in het lijstje met buitenlandse kopers. Vorig jaar waren dat nog de Russen. In totaal kregen vorig jaar 3.507 woningen een Belgische eigenaar. Dat is een kleine daling tegenover 2013, toen er 3.804 landgenoten zich een Spaanse casa aanschaften, maar de trend dat Belgen hun spaarcenten graag in vastgoed aan de costa's stoppen zet zich stevig door. Mochten alle koopaktes netjes gespreid verlopen, zouden er vorig jaar op elke dag tien Spaanse huizen aan een Belg zijn verkocht. 

De Costa del Sol en Andalusië blijven het aanlokkelijkst voor de Belgen, gevolgd door de Costa Blanca en de Costa Brava. Nochtans is Spaans vastgoed niet meer zó spotgoedkoop als enkele jaren geleden, toen de crisis hard toesloeg en promotoren hun bouwsels alleen nog aan dumpingprijzen kwijt konden. Een appartementje dat toen 99.000 euro kostte, wordt nu vlot verkocht voor 129.000 euro. De gemiddelde verkoopprijs bedroeg vorig jaar 220.000 euro. Dat is liefst 50.000 euro meer dan in 2013, toen de meeste deals zich rond 170.000 euro situeerden. De prijzen zijn gestegen, maar de wensen van de kopers ook.

Cold Email Outreach Isn’t SPAM, Here’s Why


I thought taking the time to answer this in a more in-depth manner would serve as a good resource for me to be able to send to people to for further reading.

What is Cold Email Outreach?
You won’t find the term ‘cold email outreach’ in the dictionary, but this is the basic definition:

Cold Email Outreach – Is an ‘outreach’ plan that uses a personalized email to make contact with an individual person/prospect who you have had no prior connection.

Is Cold Email Outreach SPAM?
There is a difference between bulk pharmacy product emails (which accounts for 81% of spam) and one-to-one emails to a targeted business audience.

Under the CAN-SPAM act, you are able to send emails to business people that you do not know. However, you want to make sure you are complying with the rules that the Federal Trade Commission (FTC) has outlined.

Luckily, that isn’t difficult to do. Here are the seven things you need to incorporate when sending cold emails:

Don’t misrepresent who you are – Basically, your “From”, “To”, and “Reply-To” information needs to identify who you are. Don’t use misleading subject lines – Using a subject line of “Your receipt” when pitching your product/service would be misleading. Keep it real.

Identify if the email is an ad – If your email is an advertisement or special coupon offer, just make sure it is labeled as such. Include your business address – This can be a PO Box or your physical address, but you have to include it. Ideal placement for this information would be in your signature.

Give them an opt-out option – You don’t have to use an “unsubscribe” link which takes away some of the personal aspects of the email. Instead, ask them, “Please let me know if you are not the right person to contact for this.” It’s a good alternative that keeps things personal.

Honor opt-outs – If they don’t want any future emails, make sure they don’t get any more emails. I don’t even respond to the request, I just make sure they don’t get any more follow-ups.

Know what others do/send on your behalf – Even if you hire a company like ours to handle your email outreach, you are still legally responsible. Make sure whoever you have working on your email outreach understands these seven rules.

Is cold email outreach unsolicited? Yes. Is it SPAM? No. Not if you follow the rules outlined above.

Ways You Can Use Cold Email Outreach
Obviously, using cold email outreach is a method to generate leads and interest in your product/service. There are other ways you can use cold email outreach as well.

Here are three other ways (aside from lead generation) I’ve used cold email outreach:

1. Determine Startup Viability

In today’s lean startup approach, it’s more important than ever to talk to your potential customers before you start going crazy with development and business plans.

I’ve actually used this approach to determine the viability of a business idea.

I would gather up a list of people in a target market and shoot them an email to determine what, if any, pain points they have. I’d look for common responses and then do research based on that feedback.

Or if I have the idea already, I would just direct them to a landing page to see what kind of interest there was.

2. Data Gathering

Another way to leverage cold email outreach is to gather feedback on surveys or to ask questions.

Let them know you’re performing research and planning to publish the results of the poll/questions/feedback in a future blog post on your blog.

This is a very soft way of sending people to your website without directly asking for a sale.

3. Invitations

You might want to invite prospective customers to a webinar or a networking event (if they’re local).

Cold email outreach is a great way to increase attendees with prospective customers.

Conclusion

In my past with various B2B startups, this is usually almost ALWAYS the first lead generation strategy I executed.

It gets me straight in front of my potential customers without needing to invest in sales people, advertising, etc.

Spanish tax amnesty for the Belgians residents who receive a pension from abroad.

When writing this text, we are now late November. All tax experts know that it will be busy times. A "trick" of the Belgian government, after all, consists in a yearly tradition to publish the last day of the year, a Program Act with numerous changes which then are coming into force shortly afterwards.

In this way, some new measures almost unnoticed sneak in,  in the new fiscal year. After a year end fireworks, this is often the damper on the festivities. This year it will probably be no different.
In Spain there are many reforms under way in 2015 and 2016 with the difference that they are already announced (and approved). So we know for some time on beforehand what awaits us in the coming year.

One of the measures that stands out for the Belgians, which is probably not insignificant, concerns the tax amnesty for Spanish residents who receive a pension from abroad.

Yes, the Belgian residing in Spain and receiving his pension from Belgium.

Beginning 2014 the Spanish tax authorities had indeed launched a major campaign to closer investigate this category of taxpayers.

It quickly turned out that this was an impossible task. Only for the month of May 2014, an investigation was set out including 27 696 people that showed that a large majority their not adhered to the tax obligation. And since the total number of pensioners receiving a pension from abroad is estimated at 1.8 million, the Spanish government soon realized that there is a large income perspective.

Therefore, the Spanish government decided to walk a different path and has resorted to the so-called Tax Amnesty. For us Belgians, this is nothing new under the sun since the Belgian government has already used this measure several times.

This tax amnesty means to provide for specific regulations to offer taxpayers the opportunity to regularize their declarations of the last four years without that this will be accompanied by fines or penalty interests.

The so-called regularization period commences on January 1, 2015, for a period of 6 months. After that the Spanish tax authorities would apparently become very serious.

For compatriots who, according to the tax treaty, are obliged to record their Belgian pension in their Spanish tax declaration this measure thus provides a unique opportunity to rectify the crooked (fiscal) situation.

En écrivant ce sentiment, nous sommes maintenant à la fin de Novembre. Les fiscalistes savent donc que les périodes achalandées se présentent.

Un «truc» du gouvernement belge par tradition annuelle consiste de publier, le dernier jour de l'année, une loi –programme, avec de nombreux changements qui entrent en vigueur peu de temps après.

De cette façon, de nouvelles mesures se faufilent presque inaperçue dans la nouvelle année. Après un spectaculaire feu d'artifice pour le nouvel an cela est alors souvent l'amortisseur sur les réjouissances. Cette année, il sera probablement pas différent.

En Espagne, il ya beaucoup de réformes en cours en 2015 et 2016 avec la différence qu'ils sont maintenant annoncés (et approuvés). Donc, nous savons depuis un certain temps à l'avance ce qui nous attend dans l'année à venir.

Une des mesures qui se démarque pour les belges, et qui est sans doute pas négligeable, c’est de l'amnistie fiscale pour les résidents espagnols qui reçoivent une pension de l'étranger.

En effet  le Belge que réside en Espagne et reçoit son pension de la Belgique.

A partir de 2014 les autorités fiscales espagnoles avaient en effet lancé une grande campagne pour enquête plus approfondie cette catégorie de contribuables. Assez rapidement il c’est avéré que ce était une tâche impossible.
 
Seulement pour le mois de mai 2014 une enquête a été ouverte pour 27 696 personnes qui a montré que la grande majorité n'a pas rempli leur obligation fiscale.

Et puisque le nombre total de retraités recevant une pension de l'étranger est estimé à 1,8 millions, le gouvernement espagnol c’est vite rendu compte qu'il ya beaucoup a ramasser.

Par conséquent, le gouvernement espagnol a lancé une approche différente et a eu recours à la soi-disant Amnesty d’ impôt.

Pour nous, Belges, ce ne est rien de nouveau sous le soleil puisque que le gouvernement belge a déjà déballé tels mesures plusieurs fois.

Cette amnistie fiscale signifie de prévoir en une réglementation spécifique pour que les contribuables orant la possibilité de régulariser les déclarations des quatre dernières années sans que cela sera accompagnés des amendes ou des intérêts de retard.

La période dite de régularisation commence le 1er Janvier 2015 pour une période de six mois. Après celle-ci les autorités fiscales espagnoles seraient apparemment stricte.

Pour compatriotes qui, selon la convention fiscale sont obligés d'enregistrer leur pension belge dans leur déclarations de revenus fiscale espagnole ceci fournit ainsi une occasion unique de rectifier la situation (budgétaire) tordu.

Que vous devez déclarer cette pension en Espagne dépend bien sûr de votre situation personnelle.

Belgen met een tweede verblijf in Spanje moeten voortaan in een aantal deelstaten geen Spaanse schenkings- of successierechten meer betalen op dat tweede verblijf. Dat is te danken aan een wetswijziging in Spanje.

In Spanje hebben de 17 deelstaten de bevoegdheid om eigen fiscale regels in te voeren voor schenkings- en successierechten. Een aantal deelstaten kennen een vrijstelling of ruime vermindering toe. Maar Belgen met een tweede verblijf in Spanje konden tot nu toe niet van die gunstregeling genieten: het regime van de deelstaten was er enkel voor wie een band had met de betrokken deelstaat. De ligging van het onroerend goed was daarvoor niet voldoende. De begiftigde of erfgenaam moest in Spanje wonen. Wie geen voldoende band had, viel terug op de veel minder gunstige nationale regeling.

Op 3 september 2014 werd Spanje daarvoor door het Europese Hof van Justitie veroordeeld. Het Hof oordeelde dat de regeling in strijd is met het Europese recht, omdat inwoners gunstigere regimes kunnen genieten dan niet-inwoners. ‘Spanje had zes maanden de tijd om zijn wetgeving aan te passen en heeft dat intussen gedaan’, zegt Bart Verdickt, advocaat. De nieuwe wet werd op 28 november 2014 gepubliceerd in het Spaanse Staatsblad.

Opportuniteiten
Dit kan bijzondere opportuniteiten bieden voor Belgen met vastgoed in Spanje. Zo is vanaf nu mogelijk om een appartement in Mallorca of Madrid te schenken aan uw kinderen zonder dat er Spaanse schenkingsrechten moeten betaald.

‘Op grond van de nieuwe wetgeving kunnen ook buitenlanders genieten van de vrijstellingen van een bepaalde deelstaat’, zegt Bart Verdickt. ‘Dit kan bijzondere opportuniteiten bieden voor Belgen met vastgoed in Spanje. Zo is vanaf nu mogelijk om een appartement in Mallorca of Madrid te schenken aan uw kinderen zonder dat er Spaanse schenkingsrechten moeten betaald’. België heft evenmin schenkingsrechten op buitenlands onroerend goed.

De nieuwe wet biedt ook mogelijkheden voor wie in het verleden al Spaanse schenkings- en successierechten betaalde en niet kon genieten van de gunstige regeling van de deelstaat. ‘Wie in de afgelopen vier jaar te veel rechten betaalde, kan een teruggave vorderen’, zegt Bart Verdickt.

Deelstaat bepaalt
Of uw tweede verblijf van een vrijstelling kan genieten, hangt af van de ligging. De 17 deelstaten in Spanje hebben de vrijheid om eigen fiscale regels in te voeren anders ingevuld. Een aantal deelstaten, zoals Valencia, Madrid en de Balearen (onder meer de eilanden Ibiza en Mallorca), hebben zowel voor schenkings- als voor successierechten zeer ruime vrijstellingen ingevoerd. Bepaalde deelstaten, zoals Catalonië, hebben zich beperkt tot een hoge vrijstelling in de successierechten. Andere deelstaten, zoals Andalusië, passen dan weer de nationale regeling toe.
